Development of functional and operational space requirements.

Inspect and verify existing conditions of job site & field measure.

Determine preliminary floor plan and furniture layout.

Prepare design concepts to include architectural elements, lighting and finish materials. Prepare sketches to illustrate concepts.

Review project to ADA & Building Code conformance.

Upon approval of preliminary design concept, further develop elevations, lighting, and finish materials.

Produce final construction documents upon approval of all plans, selected finisher, etc.
B. Pre-Construction Phase

Coordinate and execute planning, design and engineering requirements.

Provide budgeting with value engineering alternatives, including recommended selection of materials and construction methods.

Spending priorities are established based on the function of the space and the aesthetic qualities desired.

Adjust project budget as major decisions are qualified.

Final schedules are based on project qualities, quantity and type of work to be performed, as well as, permit & inspection requirements and approvals.

Pre-qualify and secure subcontractors for financial and technical capabilities to perform the quality work of their trade.
